3 Common Documentation Pitfalls to Avoid

Over 60% of loan processing delays arise from minor clerical errors or incomplete statements. Keep these best practices in mind before submitting your file.

1. Netbanking PDFs vs Mobile Screenshots

Banks strictly reject phone screenshots. Always provide password-free e-statements downloaded directly from internet banking with the bank header, account number, and full transaction narration intact.

2. Discrepancies in Name & Initials

Verify that your name, father’s name, and date of birth match identically across PAN, Aadhaar, salary slips, and title deeds. Any spelling variation will require a one-and-same affidavit or Gazette notification.

3. Document Validity Windows

Bank statements and salary slips must be fresh (not older than 30 days from the date of submission). If loan sanction spans past month-end, lenders will request an updated statement before disbursal.

Questions borrowers ask us

What if Form 16 is unavailable from my employer?

If Form 16 has not yet been issued or your employer does not provide it, you can submit your filed Income Tax Returns (ITR-V) along with the complete computation of income and 26AS/AIS tax credit statements. Several partner banks and HFCs accept 2 years of ITRs in lieu of Form 16.

Official e-statements downloaded directly from internet banking (in original PDF format with the bank logo and digital transaction watermarks) are universally accepted by modern digital underwriting systems. Physical branch stamping is usually only required if statements are scanned printouts or if netbanking PDFs cannot be provided.

If the co-applicant’s income is being pooled to increase loan eligibility, then yes: full income proofs (salary slips, ITR, bank statements) are mandatory. If the co-applicant is a non-earning co-owner (e.g., homemaker spouse), only KYC documents (PAN, Aadhaar, photographs) are required.

In addition to standard KYC and income documents, you will need a List of Documents (LOD) letter from your existing lender, an outstanding balance letter (foreclosure letter), and the last 12 to 18 months loan repayment track record (Statement of Account).

Under the Limitation Act and Indian banking legal norms, establishing a continuous 30-year ownership record ensures the property title is free from historic disputes, inheritance claims, or undisclosed mortgages. Nihal Fintech legal associates help verify your title chain before bank submission to prevent legal rejection.
